Rental Policies & Procedures

1. All reservations check-in at West Beach Realty, Inc., located at 1325 Gulf Shores Parkway.  Guests may register after 3:00 PM on the day of arrival.  Check-out time is 10:00 AM.
2. Rental periods are for minimum three(3) days from May 1 through Labor Day and also for the National Shrimp Festival weekend.  One (1) and two (2) day rentals are available to walk-in guests if space is available between incoming and outgoing reservations.  THESE ARE STRICTLY SUBJECT TO AVAILABILITY.
3. HOUSEKEEPING CHARGES: All reservations are subject to a departure housekeeping fee. Housekeeping fees are in addition to published or group rental rates and are subject to a lodging tax.  Housekeeping charges are payable at the same time as the unit rental fees.  Monthly reservations are subject to one HOUSEKEEPING CHARGE ONLY.  The housekeeping charge is payable upon arrival.
4. A deposit of $150.00 is required to hold your reservation.  All Gulf Front condominiums require a $250.00 deposit to hold reservation.  4 BR condominiums require a $500.00 deposit.  This must be received within ten (10) days of making reservations.
5. CANCELLATIONS must be made fifteen (15) days prior to arrival in order to receive deposit refunds.  Monthly guests must cancel sixty (60) days prior to arrival in order to receive a deposit refund.  ALL CANCELLATIONS ARE SUBJECT TO A PROCESSING FEE.
6. The BASE RENTAL RATE allows for two (2) guests to occupy a 1 BR condominium, four (4) guests to occupy a 2 BR condominium, six (6) guests to occupy a 3 BT condominium and eight (8) guests to occupy a 4BR condominium.  A MAXIMUM of two (2) additional people per condominium is allowed, including children.  There is a $4.00 per person/per night charge for each additional person/per night over the BASE RENTAL RATE.  There is no charge for children under 7 years old.
7. Lockouts:  After hour lockouts will be a $50.00 charge.
8. SORRY, THERE CANNOT BE A REFUND FOR EARLY DEPARTURE OF GUESTS.
9. All units are furnished.  Furnishings may vary from unit to unit due to individual taste of the owners.  All equipment in units should be in working order.  Please report any inoperative equipment to our office promptly.  We will make every reasonable effort to have the problem corrected.  Under no circumstances will there be a reduction of rent for any mechanical failure of air conditioning, dishwasher, washer/dryer, TV, VCR, blender, toaster, coffee maker or other appliances.
10. Bed linens, bath soap and toilet tissue are provided in units when you arrive.  DAILY MAID SERVICE IS NOT PROVIDED.  Other than the initial supply of bath soap and toilet tissue provided for your arrival, NO PAPER PRODUCTS will be provided.  Interim maid service may be provided during your stay for a small fee.  Please contact our office if you with to arrange for maid service.  We suggest you bring Beach Towels and Blankets as we do not permit linens to be taken out of the units.
11. SORRY!! ABSOLUTELY NO PETS ARE ALLOWED IN ANY RENTAL UNIT.  Violation of this policy will result in forfeiture of your deposit and rent.
12. We ask that the unit be left in GOOD condition upon departure.  Please do not leave dirty dishes in the sink or dishwasher and trash must be removed and placed in the proper container.
13. The property may not be used for unlawful purpose, if so it will cause forfeiture of deposit and rent.  By renting this property you are assuming all risk and liability for any damage or excessive wear and tear to the unit.  Any damages will be charged to the rental guests.  We ask that you help us maintain the property in good condition for your enjoyment and those guests who follow.
14. We reserve the right to SUBSTITUTE comparable accommodations without notice or liability should the unit be out of order.  When comparable accommodations are not available, renter will have the option of selecting from available properties at the published rate or receiving a complete refund of the reservation deposit.
15. ABSOLUTELY NO UNIT WILL BE RENTED TO VACATIONING STUDENTS WHO ARE UNACCOMPANIED BY A PARENT. UNITS RENTED BY STUDENT GROUPS MUST BE REGISTERED IN THE PARENTS NAME AND PARENTS MUST BE ACTUALLY STAYING IN THE UNIT WITH THE STUDENTS THE ENTIRE LENGTH OF THE RESERVATION.  FAILURE TO COMPLY WILL RESULT IN PARTIES BEING ASKED TO LEAVE THE PROPERTY WITH FORFEITURE OF DEPOSIT AND RENT.  ANY RESERVATION MADE UNDER FALSE PRETENSE WILL ALSO RESULT IN LOSS OF DEPOSIT & RENT.
16. The property is privately owned and managed and WE RESERVE THE RIGHT to refund deposits, refuse rental or to discontinue occupancy if in our judgment your occupancy of the unit is detrimental to the property.  Accordingly, we reserve the right to enter the premises at any time for the purpose of inspection, repair, management or showing to prospective buyers or tenants.  "Subletting" or allowing others to use your reservation in your absence is strictly in violation and will result in forfeiture of deposit or rent.
17. WEST BEACH REALTY, INC. will not be responsible for the loss or theft of money or valuables of any kind.
18. ALL RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE.  Rates are subject to lodging tax.
19. ALL UNITS ARE EQUIPPED WITH PRIVATE TELEPHONES. OUT GOING LONG DISTANCE CALLS MUST BE MADE BY A CALLING CARD, CREDIT CARD OR COLLECT.  If not, calls will be subject to a $10.00 service charge.
20. PARKING:  Because of limited available parking during peak rental periods, we will only issue one (1) parking pass for a one (1) bedroom unit, two (2) parking passes for a two (2) bedroom unit or three (3) bedroom unit and three (3) parking passes for a four (4) bedroom unit.  Any vehicle without a parking pass will be subject to being towed at the owners expense.  No boats, trailers or RVs are allowed in on-site parking during peak rental season.
21. TROPICAL STORM POLICIES:  Before you arrive; If an official evacuation is ordered you will receive a refund for your deposit and prepaid rent.  If no evacuation is ordered but you choose to cancel, your deposit will be forfeited unless the unit rebooks for the same dates.  If you are already here; If an official evacuation is ordered you will be charged at a daily rate for your stay and any prepaid balance will be refunded or additional time in lieu of refund.  If no evacuation is ordered but you choose to depart, your rent will not be refunded under the terms and conditions of your rental contract.
22. TENTATIVE ADVANCE RESERVATIONS:  We are able to make tentative advance reservations for future time periods.  All advance reservations are subject to rates applicable at the time of the actual reservation arrival and the availability of units year to year.  NO future year reservations will be honored at previous year rates.  Subject to OWNER'S reservations.
23. PRINTING ERROR:  Although every precaution is taken by West Beach Realty, Inc., error in price and description can occur in printing.  We reserve the right to correct such errors, however, we cannot give refunds and are not responsible for changes in furnishings and equipment by owners.  Rates, descriptions and availability are subject to change without notice.
